Instead of renovating the existing structure, the team identified an opportunity: build up a full second story with a permitted ADU in the basement, maximizing structural integrity and usability. In turn, this immersive redesign brought their client’s dream home to life. 

From Remodel to Full Rebuild: Smart Strategy

Initial plans considered an extensive remodel, but engineers and designers determined that adding a second floor to the original dormered structure would require extensive framing upgrades. The more efficient solution? Demolish above slab and rebuild from the first floor up reusing the existing slab foundation. This pivotal pivot enabled layout flexibility, structural stability, and code compliance.
