This Ballard home originally was thought to be an extensive remodel. Shortly after, the plan changed by the opportunity of adding a permitted ADU in the basement and a full second story to replace the original dormered second floor. With some investigation it was determined that to make the home structurally sound for a second floor the main floor would need extensive framing additions. At this point it made more sense to take the home down to the existing slab and build new from the first floor up using the same slab.
This opened up many opportunities to optimize the layout to give the homeowners everything they wanted.
We were able to design a main floor master with an ensuite, walk in closet and a luxurious bath. The open concept of the living, dining and kitchen are full of light as well as access to the deck from the dining room, creating an extension for entertaining. The kitchen offers a nook for morning coffee and a laundry room tucked away in the back.
Upstairs are 3 large bedrooms with full bath, a perfect family home.
The lower level was permitted for an ADU and is sub metered. This is a spacious two bedroom with full bath and laundry along with a full kitchen and living room. This space also includes a storage closet for the ADU along with private entry.
Although the home is new we made sure it blended in with the neighbors homes with the same design aesthetic, the neighbors were very pleased!
